A landlord may assume the burden of the property by the tenant if there is a prolonged or inexplicable absence of the property for thirty (30) or more days without payment of rent, or if a tenant does not pay the rent for fifteen (15) days after the due date, and the reasonable circumstances indicate that the tenant has left the property. A fixed-term lease simply expires at the end of the lease period.
