If the house was built before 1978, the lead-based paint and brochure (available under www.epa.gov) should be given to the tenant before the parties sign the lease. If the house was built in 1978 or later, the second paragraph of Article 6 may be deleted from the rental agreement. All adult tenants must receive a copy of the lease after signing it. Homeowners and home managers should also keep a copy. The main rental themes are the following (in alphabetical order) of late fees – A tax levied by the landlord if the tenant has not met the monthly rental fee by the time the rent is due. (The landlord and tenant should always record this element of the lease in the content of the lease agreement.) Additional time – A period from the date the rent is due, during which the landlord must wait before they can collect a late fee. (The duration of the period must be indicated in the rental agreement and is usually approximately five (5) days.) An entry notification must be sent to the tenant informing them that the landlord (or someone working on their behalf) needs access to the unit. This communication should be accompanied by an appropriate date and time of arrival and a purpose of the visit.
